The houses around the heath and through the village are largely late Georgian and early Victorian, a lot of them in conservation areas and a fair number of them listed. Solid brick walls, no cavity, lath and plaster ceilings, and run cornice that was formed in place by somebody with a horsed mould rather than bought by the length.
The thing that matters on a wall like that is what is already on it. Original plaster is lime, it is softer than the brick behind it and it lets moisture move through and back out. Hanging a hard gypsum coat on the face of it gives you a surface that is stronger than its background, and the join between the two is where it lets go. It does not fail on the day. It fails two winters later in patches, and by then it has usually taken the paint with it.
Cornice and ceiling roses, and how the board goes up
Where a ceiling has to be replaced rather than repaired, the run of cornice around it is generally older than anything else in the room and is not replaceable off a shelf. Board goes UP TO it and stops, and the joint is filled and made good by hand. Board taken straight through the cornice line saves a morning and destroys the one feature the room was built around.
The same applies to a centre rose. Cutting a board around an enriched rose is slow and fiddly and there is no way of doing it fast that leaves the rose intact, so it is priced as the slow job it is rather than discovered to be one halfway through.
The Span estates, which are the opposite problem
Blackheath Park and the roads around it hold a large amount of Span housing from the late fifties and sixties, and it is nothing like the terraces. Lightweight partitions, boarded ceilings, flush junctions and no cornice anywhere. The design intention was a plain surface, so the only thing a skim can do here is be flat, because there is no moulding or shadow line to distract the eye from a wave in it.
Many of these are also in conservation areas or listed as a group, which surprises people: it is not only the old buildings around here that are protected. Anything affecting the outside gets checked with Greenwich before it starts rather than after.
Working around the heath, and the practical side of a protected street
Almost everything that makes Blackheath pleasant to live in makes it slower to work in, and the price reflects the truth rather than the hope. The village streets are narrow, a lot of them are controlled parking, and the roads immediately around the heath have no loading to speak of. Materials come in at the start of the day and waste goes out in the van the same day, because a skip on a protected frontage is usually not happening.
Where a property is listed or in a conservation area, anything affecting the outside is a consent question before it is a trade question, and the same is true of some interiors on the listed terraces. Nothing external gets started here on the assumption it will be fine. It is checked with Greenwich or Lewisham first, depending on which side of the heath the house sits, and that check is part of the job rather than the customer's problem to sort out afterwards.
Inside, the work is almost all repair rather than replacement. Original lime plaster on lath that is cracked but keyed is repaired and skimmed with a compatible finish; only what has lost its key comes down. The test is physical and takes seconds, and it is done in front of whoever is paying so that the decision is visible rather than asserted.
