Victorian terrace, and what that means inside
Lewisham is terrace country. Long streets of two and three storey Victorian housing, solid nine inch brick walls with lime plaster on them originally, lath and plaster ceilings, and a hundred and thirty years of alteration since. A very high proportion has been converted into flats, often more than once.
That history is the job. A wall in one of these houses may be original lime, may be gypsum from the seventies, and may be board from a conversion in the nineties, all within one room. Skimming over that gets you one surface out of three, and the part that needs attention first is wherever the old lime has let go of the brick.
Lath and plaster ceilings
The ceilings here are the thing to take seriously. An original lath ceiling holds itself up on nibs of plaster squeezed through the laths, and when those break the ceiling starts to come away as a sheet. In a tall Victorian room that is a long span and a lot of weight, and because it is so far above eye level it can be well advanced before anyone notices.
Where it is sound it gets repaired and skimmed in place, which is cheap and quick. Where it moves under a hand, overboarding or replacement is the answer, and the board goes up to the cornice rather than through it so the original run survives.
Conversions, neighbours and access
A converted terrace means somebody on the other side of every wall and usually somebody above and below as well. Noisy work is kept to sensible hours and said in advance, the common stair gets covered rather than walked across, and waste goes out in bags as it is made.
Parking is controlled across most of the borough and it is a genuine constraint rather than an inconvenience. A permit or a suspension gets arranged before the start date, because materials for a ceiling job do not get carried three streets.
Conversions, tenants, and working to somebody else's calendar
Lewisham, Brockley, Ladywell and Hither Green are Victorian and Edwardian terraces almost the whole way, and an unusually large share of them are flats, rented, or both. That changes the job more than the plaster does. A lot of the work here is for landlords and managing agents between tenancies, which means a fixed window, a hard end date and an empty property, and it is the easiest kind of job to programme properly.
The occupied ones are the opposite. Where somebody is living in a one bed flat while a ceiling is replaced, there is nowhere for them to go, so the day is planned around leaving one room habitable, sealing the doorway properly rather than hanging a sheet over it, and getting the waste out the same day instead of stacking it on the landing.
The fabric issue here is the back addition. Nearly every terrace in this part of London has a two storey rear closet wing with a valley or a lean-to roof over it, and that roof is where the water gets in. The damp patch shows on the bedroom wall, the cause is four metres away and upwards, and replastering the patch is money spent on the symptom. Where that is what is happening it gets said, and the roof gets sorted first.

Yes, always in writing, and after somebody has looked at the job rather than off a description. If something turns up behind the plaster once work starts, you are told before it is dealt with, not after.
Most of the work is in occupied property. Floors get sheeted, doorways get sealed where the rest of the house is in use, and noisy work is kept to the middle of the day so the neighbours can live with it.
Yes. Domestic and commercial both, and a commercial fit out tends to run to a tighter programme with more of the work happening out of hours, which is planned for rather than charged for as a surprise.
It depends what is already booked and how big the job is. A single room repair usually fits in sooner than a whole property. The honest date gets given at estimate stage rather than an optimistic one.
Yes. Hacked off plaster, board offcuts and packaging all leave with the job. Nothing gets left in a communal hallway or stacked in a front garden.
